What is an RPR and why do I need one?

A real property report (RPR) is a survey of your property, that shows the location of your home as well as any decks, fences, utility right of ways, easements and other improvements. The standard purchase contract in Alberta includes a number of warranties, including  the location of all buildings and improvements to the land and the fact that they don't encroach on neighbouring land or break any relevant laws. A real property report with compliance is proof that those warranties are true. Here is an article that explains everything you need to know about real property reports from the Alberta Land Surveyors' Association.

Should I sell my home, or buy a new home first?

There is not just one answer to this questions.  In a real estate transaction we can see so many different situations and influences in the decision process that we have dedicated an entire page to this very question.  A real estate agent should assist you with this question in person.

I'm ready to list my home, how long will it take to get it on the market?

That will depend on the real estate agent you choose. At BTGroup.ca, we have an advanced marketing program and so we need time to get professional photos taken and edited, and video produced. We set up a web page for your property and do extensive marketing before your home even hits the MLS® system.  Our goal is to give you a head start to making a great first impression.  It usually takes about a week to complete our advanced marketing activities and get your home on the MLS® system. The first three weeks on the market are the most important, so we make sure your home is ready for maximum exposure and going to make the biggest impact when your home hits the market. 

What is a CMA?

CMA stands for comparative market evaluation, and it's an opinion on the value of your home, based on recent comparable sales, as well current and expired comparable listings. You can get an instant evaluation on our web site, or request an online evaluation, or an in person consultation; each type of evaluation is free and there's no obligation to work with us. The instant evaluation is the least accurate evaluation and an in person evaluation (where we actually come and see your home) is the most accurate evaluation. The market is always changing, so evaluations need to be updated frequently, every new listing and sale in your neighbourhood can affect your value.
