East YEG is holding a fairly balanced pace right now — just under 2.6 months of inventory and a median sale-to-list ratio near 99% tells me well-priced homes are still moving close to asking, but buyers clearly have room to negotiate on the roughly two-thirds of homes that sold under list this month. With over a third of active listings already carrying a price reduction, sellers who price realistically from day one are avoiding that adjustment entirely.
