Across all 17 communities we're sitting at 208 active listings, 67 sales in the last 30 days, and 3.1 months of inventory. Homes are still selling at a median of 98.64% of list price, so buyers aren't getting steep discounts, but 36.1% of active listings have already been reduced from their original price at least once. If you're selling, that reduction rate is the number I'd want you paying attention to."
