East YEG Weekly Market Update

Week Ending October 26, 2026

Data reflects board records as of October 26, 2026, 8:59 AM (when this export was pulled). Figures below are a snapshot as of that date and time and may shift as new records are entered. The most recent record entry in the dataset is from Sunday, October 25, 2026, and sold records run through October 23, 2026, so any later sales are not yet reflected. Figures cover all 17 East YEG neighbourhoods (East YEG, also known as East Edmonton).

Note: the previous update was published October 19, 2026, so "last update" comparisons below are against October 19, one week ago. This week's export covers the last 90 days, the same as prior updates, so terminated + expired totals and the relist percentage are directly comparable. Weekly new-listing and sold counts are recounted from this week's file for both weeks. Sold, pricing, negotiation and inventory figures use a consistent 30-day sold window (September 23 to October 23).

BT Group East YEG Market Research is prepared by Jason Beattie, REALTOR® with eXp Realty, using current REALTORS® Association of Edmonton MLS® market activity across the East YEG neighbourhoods tracked in this report. Short-term neighbourhood statistics can fluctuate when relatively few properties sell; individual property values should not be inferred from neighbourhood averages alone.

Jason's Take

"Another small step toward buyers. Active listings are up 6 to 221, months of inventory moved from 3.41 to 3.88, and only 9 homes sold in the 7 days ending October 23, compared with 14 the week before. The homes that did sell moved at a normal pace, with the typical sale taking 26 days, and the median sold price held at $430,000. What is building is the number of homes sitting: 40% of active listings carry a price reduction, and 10 of the 21 new listings this week were relists, including a King Edward Park condo that is on the market for the third time, now $25,000 below where it started. With the Bank of Canada's next decision on October 28, buyers have more choice than they did a month ago, and sellers who price correctly from day one are the ones still getting offers."

What Changed This Week

  • Sold: 9 in the 7 days ending October 23, compared with 14 the 7 days before. Sold records in this export run through October 23, so the most recent days may still be filling in.
  • Terminated + Expired: 154 combined in the last 90 days (85 terminated, 69 expired), compared with 151 on October 19. Median time on market before coming off sits at 71.5 days (74 on October 19), and 59 of those properties sat 90 days or more before coming off (58 on October 19).

Pricing

Overall median sold price: $430,000 (57 homes)

Detached Single Family median: $482,500 (47 homes)

  • Bungalow: $429,000 (29 homes)
  • 2 Storey: $762,250 (10 homes)
  • Raised Bungalow: $504,500 (2 homes, low sample)
  • 4 Level Split: $576,500 (2 homes, low sample)

  • 3 Storey: $495,000 (1 home, low sample)
  • 1 & Half Storey: $633,000 (1 home, low sample)

Condo median: $209,000 (10 homes, all Single Level Apartments)

The overall median held at $430,000, the same as October 19. The detached median rose from $460,750 to $482,500, but the bungalow median was flat ($429,000 vs $429,500) and the 2 Storey median was higher ($762,250 vs $670,000, on 10 homes vs 11), so the change reflects the mix of homes that sold rather than a jump in what any one type of home sold for. The condo median fell from $265,000 to $209,000 on 10 sales, a small enough sample that a few sales can move it.
