Data reflects board records as of October 5, 2026, 2:35 PM (most recent Input Date in the dataset). Figures below are a snapshot as of that date and time and may shift as new records are entered. Sold records in this export run through October 3, 2026, so any sales after that date are not yet reflected. Figures cover all 17 East YEG neighbourhoods (East YEG, also known as East Edmonton).

Note: This week's export covers the last 90 days, the same as the last two weeks, so terminated + expired totals and the relist percentage are directly comparable week over week. Weekly new-listing and sold counts are recounted from this week's file for both weeks, so they can differ slightly from last week's post, which was prepared earlier in the day on Monday. Sold, pricing, negotiation, and inventory figures use a consistent 30-day sold window.

"Months of inventory fell again this week, from 3.43 to 3.16, and that is three weeks in a row of decline, down from 3.96. Active listings dropped by 14 homes. Before anyone calls that a seller's market, look at the rest of the picture: 39.1% of active listings now carry a price reduction, the typical sale took 26.5 days instead of 20, and 9 of the 21 new listings this week were relists of homes that expired or came off the market. The homes selling quickly are the ones priced right from the first day, like in Ottewell, where 11 sales had a median of just 16 days on market. Everything else is getting relaunched at a lower price. If you're listing, the first 10 days matter more than ever."

  • Terminated + Expired: 153 combined in the last 90 days (82 terminated, 71 expired), compared with 143 last week. Median time on market before coming off sits at 79 days (81 last week), and 63 of those properties sat 90 days or more before coming off (60 last week).

Overall median sold price: $427,750 (64 homes)

Detached Single Family median: $482,000 (50 homes)

The overall median held nearly flat at $427,750 (vs $427,000 last week) and the detached median was unchanged at $482,000. The condo median eased from $260,000 to $252,500, but with only 14 condo sales a few higher or lower sales can move that figure on their own.

Negotiation

Median sale-to-list ratio: 97.75% (64 homes)

15.6% of sales closed over asking, 3.1% closed exactly at asking, and 81.2% closed under asking.

Speed

Median Days on Market (sold, last 30 days): 26.5 days (64 homes), up from 20 last week.

Price Reduction Watch

39.1% of active listings (79 of 202) have been reduced from their original list price, up from 37.5% last week.
