Should I Drop My Price Now or Wait for Spring in Edmonton?

The Direct Answer

If your home has been listed for weeks with little showing activity, the usual right answer is to fix the price now, not to wait for spring. Waiting does not remove your competition. It only changes who you compete against, and it adds months of mortgage payments, taxes and utilities while you wait. The exception is a home that is priced correctly and simply needs more time, or a seller who does not need to move and is willing to take the risk of waiting. The decision should come from your own showing activity and the homes competing with yours, not from the calendar.

What the Market Is Doing Right Now

The Realtors Association of Edmonton's August 2026 report described the autumn slowdown as normal seasonal behaviour, and its board chair said prices could face downward pressure beyond the usual seasonal pattern if demand does not keep up with ample supply. For September 2026, the Greater Edmonton Area recorded 1,959 sales, down 10.3% from September 2025, and active inventory at the end of the month was 6.7% higher than a year earlier. More choice for buyers means a home that is priced above its competition stands out for the wrong reason.

In East YEG (East Edmonton), the pattern is the same. As of October 26, 2026, 40.3% of active listings had already been reduced from their original price, with a median reduction of $23,000. Our weekly East YEG market update has the full numbers. Reductions are common here, so a listing that has not moved is competing with many sellers who have already adjusted.

BT Group East YEG Market Research is prepared by Jason Beattie, REALTOR® with eXp Realty, using current REALTORS® Association of Edmonton MLS® market activity across the East YEG neighbourhoods tracked in this report. Short-term neighbourhood statistics can fluctuate when relatively few properties sell; individual property values should not be inferred from neighbourhood averages alone.

The Case for Waiting Until Spring

Spring has historically been the most active selling window in Edmonton, and some sellers do well by taking the home off the market in late fall and relisting in the new year with better presentation. That can make sense if the home needs work, if you do not need to sell on a deadline, and if you are prepared to carry the home through winter. Two cautions apply. First, a spring relist brings you back into a market where many other sellers are listing at the same time. Second, buyers can see the earlier listing history. In East YEG, about 25% of active listings as of October 26, 2026 were relists, so buyers are used to spotting them.

The Case for Reducing Now

A home gets the most attention in its first couple of weeks on the market. Each week after that, it looks a little less new to buyers watching the listings. A reduction to the right price, made early and in one move, usually works better than several small cuts. Fall buyers are often motivated. They are shopping in a slower season because they have a reason to move, such as a job, a lease ending, or a family change. Selling now also removes the cost of carrying the home through winter and gives you certainty about where you stand before spring.

How to Decide for Your Home

  • Showings: Few showings usually points to price. Plenty of showings and no offers points to condition, presentation or terms.
  • Competition: Compare your home with active and recently sold homes in your neighbourhood, not with what you hoped to get.
  • Your timeline: If you have already bought, are relocating, or have a possession date, waiting costs more than it appears.
  • Carrying costs: Add up mortgage, property tax, utilities and insurance for each month you wait. That is the price of waiting.
  • Your alternatives: If you can comfortably hold the home until spring, say so out loud, and plan the presentation work now.

Frequently Asked Questions

Should I lower my price if my home is not selling?

Usually yes, if showings have dried up and comparable homes are priced lower. In East YEG, 40.3% of active listings had been reduced as of October 26, 2026, with a median reduction of $23,000, so a home that has not adjusted is competing against many that have.

Is spring a better time to sell in Edmonton?

Spring has historically been the most active selling season, but it also brings more competing listings. The Realtors Association of Edmonton described the current slowdown as normal seasonal behaviour, so waiting can help some homes, but it does not guarantee a higher price.

What does it cost to wait until spring to sell?

You keep paying your mortgage, property tax, utilities and insurance through the winter months, and the home may need to be taken off the market and relisted. Add those monthly costs together before deciding whether waiting is worth it.
