Before you sign anything, get specific: how often will you hear from your realtor, what exactly will they report each time, and how will showing feedback actually reach you. If those answers stay vague at the listing appointment, they'll stay vague for the entire time your home is on the market.

What "Being Updated" Should Actually Include

A real communication standard covers three specific things, not a general check-in. First, marketing exposure numbers, how many people actually saw your listing that week, and through which channels. Second, feedback from every single showing, not a summary weeks later once you happen to ask. Third, market context, whether comparable homes nearby are selling, sitting, or getting reduced, because that context should shape decisions about your own listing in real time, not after the fact.

Ask This Before You Sign, Not After

At the listing appointment, ask directly: how often will I hear from you, and in what format. Ask what happens if a week goes by with no showings, will that trigger a conversation, or will you find out on your own that things have gone quiet. Ask how they typically deliver difficult news, a low offer, a lack of interest, so you know what that actually looks like before you're living it. An agent who answers these specifically, with real numbers and a real process, is telling you something different than one who answers with reassurance and nothing concrete.

Here's what that looks like in practice for my own sellers: I communicate once a week by email, and that email includes a market report, an update on the marketing, and all of the showing feedback from that week. I also notify you when new homes come on the market or when properties sell, so you have up to the minute, current information on exactly what you're competing against. I do this by email specifically so you can read through it and evaluate it at a time that actually works for you, rather than catching you off guard with a call. Every email includes a simple button to book an appointment, in person or over the phone, whenever you want to talk through any of it.

Sellers whose listings expire without selling often trace the failure back to exactly this gap, no one flagged the lack of showings early enough to correct course.
