Do I Need to Make Repairs Before I Sell My Home?
Quick FAQ
Do I Need to Make Repairs Before I Sell My Home?
Generally, yes, for the obvious stuff. Today's buyers are more selective than they used to be, and they aren't paying a premium for a home that clearly needs work. A home that feels move-in ready tends to sell faster and for more, even when the fixes involved are simple: patched drywall, a properly caulked tub, a door that actually closes, burnt out bulbs replaced. None of that is expensive, but skipping it invites buyers to mentally discount your price, or worse, use it as leverage to negotiate harder than they otherwise would have.
Where this gets more nuanced is bigger ticket items, a roof nearing the end of its life, an aging furnace, foundation concerns. Those don't always need to be fixed before listing, but they do need to be priced for and disclosed honestly. Trying to hide a known issue rather than pricing around it tends to cost sellers more in the end, either through a failed inspection renegotiation or a deal that falls apart entirely. The short version: fix the small, cheap, obvious things, and price and disclose honestly around the bigger ones rather than pretending they don't exist. This is really just the first layer of preparation that happens before a home ever hits the market, if you want the fuller picture of what should be ready before launch day, The Kiss of Death breaks down what the rest of that preparation should look like.
