"Months of inventory eased back slightly this week, from 3.96 to 3.74, and pending sales jumped by 10, so there's real buyer activity moving through the pipeline right now. The number that actually concerns me is days on market, up to 18 from 16, alongside 35.2% of active listings now carrying a price reduction. Those two together tell me a growing share of sellers priced ahead of where buyers actually are. If you're listing soon, that's exactly the trap to avoid, and if your home has been sitting, it might be worth a hard look at whether it's a correction or a reduction at this point."
